Zoning & Land Use
A perception exists that development patterns in Sheridan County are random, producing an undesirable and inefficient mix of land uses. Perhaps more critical in terms of economic development, zoning and planning are not coordinated between the municipalities and County, resulting in a cumbersome permitting and approval process for developers. Developers and builders are not educated on the process. No solid, comprehensive plan exists to guide development in the County--the County last adopted a Comprehensive Plan in 1982. Citizens would like to see the City of Sheridan and Sheridan County work with a common consultant to create comprehensive plans for the City and County that incorporate a shared vision--Two Plans, One Vision. Forward Sheridan met with City and County agencies and elected officials at all levels of government to facilitate discussion of this issue. Both the City and County can work together to create comprehensive plans with a common vision by contracting with a common consultant to create a comprehensive land use plan.
The City of Sheridan and Sheridan County have both hired Clarion Associates of Fort Collins, Colorado, to assist with the comprehensive planning process. Public meetings will be held in locations throughout the County--residents are invited to comment on both the joint comprehensive plan and the County comprehensive plan. Sheridan County will post updates on the comprehensive planning process at www.plansheridancowyo.com.
